Why use a mortgage adviser instead of my bank?

Your bank can only offer its own products. An adviser compares options from across the market — including lenders whose criteria may suit your circumstances better — and manages the application for you from start to finish.

Can I get a mortgage with just one year of accounts?

Yes, it is possible. Some lenders accept one year of accounts, and helping applicants at this stage is an area we specialise in. Being self-employed for only a year is absolutely fine as a starting point for exploring your mortgage options.

What documents might I need?

Typically tax calculations and tax year overviews, accounts prepared by an accountant, business and personal bank statements, photo ID and proof of address. An adviser will confirm what a specific lender requires.

What if my income has changed or varies?

Varying figures do not automatically prevent a mortgage. Lenders may average figures, use the most recent year or ask for context — an adviser will explain what your figures are likely to support.

Can a lender use retained profit or dividends?

Some lenders consider salary and dividends; a smaller number may also consider retained profit. Approaches differ, which is why the choice of lender matters.

What fees will I pay?

Our advice and consultation are fee-free, with no obligation. If you choose to proceed, a broker fee may apply depending on your circumstances and the complexity of your requirements — a typical fee would be £399, payable on application.

Can you help if I have already been declined?

Often, yes. Understanding why an application was declined helps identify lenders whose criteria may be more suitable, and what evidence to prepare next time.
